Cohomes Pte Ltd Terms and Conditions for Tenants

1. Definitions

  • “Cohomes” refers to Cohomes Pte Ltd, the e-commerce platform facilitating the rental and management of co-living spaces in Singapore.
  • “Tenant” refers to any individual or party using the Cohomes platform to book or rent a property or accommodation.
  • “Operator” refers to the Coliving Operator, Landlord, Property Agent, or Real Estate Salesperson listing rental properties on Cohomes.
  • “Tenancy Agreement (TA)” refers to the legally binding agreement entered into between the Tenant and the Operator for the rental of a property.

2. Account Registration and Use

2.1 Tenants must create an account on the Cohomes platform by completing the online registration form.

2.2 Tenants agree to use the platform at their own discretion and risk and acknowledge that the listings’ authenticity and accuracy are the responsibility of the Operators.

2.3 Cohomes will not use Tenant personal information for marketing purposes without explicit consent and will treat all documents provided with strict confidentiality.

3. Booking Process

3.1 Tenants may search for available rental listings via the Cohomes platform and submit booking requests for their selected property.

3.2 Operators reserve the right to approve or reject any booking request at their sole discretion.

3.3 A reservation is only confirmed when:

  • The Tenancy Agreement (TA) is duly signed by both the Tenant and the Operator via the platform.
  • All required documentation has been submitted and verified.
  • The payment of the security deposit, first month’s rent, and applicable stamp duty fee is successfully processed through the Cohomes payment gateway.

4. Payment Terms

4.1 Payments must be made via the Cohomes payment gateway by means of telegraphic transfers or local payment options (e.g., PayNow).

4.2 The payment components include:

  • Security Deposit
  • First Month’s Advance Rent
  • Stamp Duty Fee

4.3 Cohomes will hold all payments in escrow until confirmation of Tenant’s move-in. If no refund claims or disputes are raised within three (3) working days following the scheduled move-in date, the balance (after deduction of platform and stamp duty fees) will be released to the Operator within seven (7) working days.

5. Documentation

5.1 Tenants must submit all required documentation to verify their eligibility for residence in Singapore (e.g., student passes, work permits, employment letters).

5.2 Documents provided by Tenants to Operators are at the Tenant’s own discretion and risk. Cohomes disclaims any responsibility for the handling, approval, or rejection of documentation by Operators.

6. Tenancy Agreement (TA)

6.1 The Tenancy Agreement will be signed online via the Cohomes platform and is legally binding upon execution by both parties.

6.2 Tenants acknowledge and agree that Cohomes acts solely as a facilitator and is not a party to the Tenancy Agreement between the Tenant and the Operator.

7. Refunds and Claims

7.1 Any claims for refund or disputes regarding the property must be submitted to Cohomes within three (3) working days after the scheduled move-in date.

7.2 Failure to raise a claim within the stated period will result in automatic release of funds to the Operator.

7.3 Refunds, where applicable, will be processed based on the terms of the signed Tenancy Agreement.

8. Indemnity and Disclaimer

8.1 Tenants agree to indemnify Cohomes from all claims, losses, or damages arising from any error, negligence or omission in their furnishing of information for purposes of this agreement and their tenancy with Operators.

8.2 Cohomes provides no warranty regarding the quality, safety, or legality of the listed properties.

8.3 Cohomes is not liable for any act or omission of the Operators, including approvals in relation to the tenancy of the propertes.

9. Confidentiality and Data Protection

9.1 Cohomes will handle all Tenant personal data in accordance with the Singapore Personal Data Protection Act (PDPA) and the platform’s Privacy Policy.

10. Amendments

10.1 Cohomes reserves the right to amend these Terms and Conditions at any time by posting the updated version on its website.

10.2 Continued use of the platform after such amendments constitutes acceptance of the revised terms.

11. Governing Law

11.1 These Terms and Conditions are governed by and construed in accordance with the laws of Singapore.

11.2 Any disputes shall be subject to the exclusive jurisdiction of the courts of Singapore.
